The FCA is the independent watchdog that regulates financial services. This document has been designed by the FCA to be given to consumers considering buying certain financial products. You need to read this important document carefully. It explains the service you are being offered and how you will pay for it.
what products do we offer?
Mortgages
With access to the whole of market we can offer a wider range of products for both first and second charge mortgages apart from deals you can only obtain from going directly to a lender. We offer services in relation to business purposes, bridging/development and commercial finance from a carefully selected panel of lenders. We can provide you with a list of these on
request.

Insurance
​
Eddge Mortgages Limited is acting as an intermediary on behalf of the customer. We offer products for life assurance and critical illness; income protection benefits and family income benefit from a fair and personal analysis of the available marketplace for the products stated, via our trusted partner firm John Charcol. John Charcol Limited work from a carefully selected panel of providers where a list can be provided to you upon request.
Regarding General Insurance, Eddge Mortgage Limited also acts as an intermediary on behalf of the customer. We offer products for General Insurance – Buildings and Contents via our preferred insurance broker partners, Nest and First 2 Protect Ltd.

We will advise and make a recommendation for you after we have assessed your needs.​

Insurance
We will advise and make a personal recommendation for you after we have assessed your needs for life assurance and critical illness, income protection benefit and family income benefit. For Buildings and Contents Insurance we may ask some questions to narrow down the selection of product that we will provide details on. You will then need to make your own choice about how to proceed. If you would like advice regarding your insurance needs, we can refer
you to Nest General Insurance.
WILL YOU HAVE TO PAY FOR OUR SERVICES?
Mortgages
We charge a fee for our services. Our charges are based on three considerations: the loan amount, type of application and/or previous fee agreement with an Eddge Mortgages Limited broker. We will provide you with a free initial consultation and we will always explain exactly what you will be charged before you choose to proceed with an application. The maximum fee payable for all first charge mortgages is 1% of the loan amount. Our fee is payable once a mortgage offer is received.
We will receive a commission from the lender which will be dependent upon your circumstances and the loan amount. The amount will be disclosed in your Key Facts Illustration or European Standardised Information Sheet. This document will also describe any other fees relating to your mortgage contract.

Insurance
​When we arrange a policy for you, we will not charge you a fee, the insurer will pay us a commission based upon a percentage of the premium you pay the insurer.

If you take out a General Insurance policy with Nest or First 2 Protect, we will receive commission from the insurer, this will be a percentage of the premium that you pay to the insurer.

Refund of fees
A minimum non-refundable fee may be requested at application; your adviser will explain these fees and when they are payable. If applying for a Bridging loan, the non-refundable fee will be £499, in all other loans types where a fee is requested at application, this will be £200.

are we covered by the FCSC?
We are covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim. Further information about compensation scheme arrangements is available from the FSCS.

Mortgage Advice
Advising on and arranging mortgages is covered up to a maximum limit of £85,000.
​
Protection: Life Assurance
The maximum level of compensation for claims against firms declared in default is 100% of the claim with no upper limit.
