How we helped

Our client Sam is a self-employed author who wanted to move home. He needed to borrow £270,000 against a property value of £360,000, so an LTV of 75%. Being an author, Sam’s income is normally paid in blocks and not monthly, something many lenders are not overly keen on. In addition, Sam falls into many lenders’ “mature” category, which often affects their affordability calculators.

 

As well as obtaining a mortgage, Sam needed the significant flexibility of being able to pay off lump sums throughout the course of the loan. All of this meant that we needed to find a lender who would look at the case in whole, rather than rely on a decision from a computer.

 

We used our market knowledge and experience to place the case with a small building society who take a very individual approach to their lending. They agreed the funding and Sam has moved to his new home.

The whole moving process was quite stressful, although Darren at eddge made the mortgage part easy. But Darren’s service is about so much more than that. He was always available on the phone, often in the evening, to help us navigate the legal process. It really was the complete service, and we cannot recommend him highly enough.
