1. GENERAL

2. REGULATORY STATUS

  • 2.1 The Financial Conduct Authority (FCA) regulates the financial services industry in the UK. Its role includes protecting consumers, keeping the industry stable, and promoting healthy competition between financial service providers.   • 2.2 John Charcol Limited is authorised and regulated by the Financial Conduct Authority.

  • 2.3 The FCA does not regulate some investment mortgage contracts such as Buy to Lets.

 

3. OUR REMUNERATION

  • 3.1 Our charges are based on two considerations: the loan amount and the complexity of your individual circumstances. We will provide you with a free initial consultation and we will always explain exactly what you will be charged before you choose to proceed with an application.

  • 3.2 You will receive a Key Facts Illustration or European Standardised Information Sheet when considering a mortgage, which will describe any fees relating to it.

  • 3.3 Fees apply to all regulated and non-regulated mortgages.

  • 3.4 Certain mortgages, primarily most business buy to let and commercial mortgages, are not regulated. Fees for non-regulated mortgages can vary depending on your requirements and circumstances.

 

4. NON-INVESTMENT INSURANCE

  • 4.1 eddge arranges non-investment insurance contracts.

  • 4.2 We do not provide any Insurance Policy that relies upon investment returns or require the claimant to make investments for it to achieve its purpose.

  • 4.3 We do not normally provide plans that extend beyond the term of the mortgage or into retirement.

 

5. CANCELLATION

  • 5.1 Where terms are offered in respect of a "distance contract", these are provided through a website or by phone.

  • 5.2 Your rights to cancel your application will take effect from the date you tell us and should be put in writing, there may be non-refundable charges; please contact your broker for details.

 

6. VERIFYING IDENTITY

We shall ask you to verify your identity at the outset and cannot apply for a mortgage or term assurance policy of other financial product until such verification has been obtained and we are satisfied.
